Buy and Flip

A popular and widely known strategy in real estate investing is “Flipping”.  The "flipper" investor buys real estate with the intention of fixing up the property and reselling it for a profit.  As a flipper, the investor buys properties for substantially less than the "retail" price.  He buys at one price, rehabs the property, then resells at a higher price.

This allows the investor to buy and sell multiple times throughout the year creating huge returns on their investment.

Rehabbing and flipping properties is one of the most profitable forms of real-estate investing.  It also adds a level of safety because the investor’s money is only tied up for a short period of time.  This is key!  Get in and get out as fast as you can!

Most successful real estate investors started their careers by flipping properties.  And to this day they continue to build capital by repeating this process over and over again.

Buy and Hold

Many investors use real estate rentals to create strong positive cash-flow.  This allows the investor to accumulate wealth over a longer period of time.  Positive cash-flow is simply renting the property to a tenant for a higher amount than the property's  total monthly expenses.

We like to recommend using the profits from your "flips" to fund your Buy and Hold strategy.  Once you build a substantial portfolio of rental properties, the positive cash-flow from your rentals can provide a great source of income for you and your family.
